Sealant is a flexible, waterproofing compound used to fill gaps, cracks, and joints between different building materials to prevent water intrusion and air leakage. Common roofing sealants include silicone, polyurethane, and rubberized asphalt.

  • Silicone: Highly UV stable and waterproof but generally cannot be painted.
  • Polyurethane: extremely durable and paintable, often used in high-traffic areas or masonry joints.
  • Asphalt/Bitumen: Used primarily for shingle repairs and adhering bitumen membranes.

Due to extreme UV exposure in Texas, cheap latex caulks often dry out and crack quickly. Contractors typically prefer high-grade polyurethane or neutral-cure silicone sealants because they remain flexible and adhere well even under the stress of intense thermal expansion.
